Booking conditions

I – GENERAL INFORMATION – Reception / Stay



Accommodation is available from 4 p.m. to 7:30 p.m. In case of late arrival (i.e. beyond this time), we ask you to notify us as soon as possible by telephone on 02 33 25 15 72 so as not to worry about your absence.
You have two car parks available on the property: the car park for the rooms and the Lodge car park. Both will allow you to park your vehicle in peace.

The Stay

The rooms and cottage have an independent entrance and overlook the garden. You have a key allowing you to come and go as you please.
We remain at your disposal to provide any information, advice and documentation to explore our superb Perche region.
Also available in the rooms and cottage: toiletries (towels – glove – soap), bed linen, blanket, … If you notice a shortage, please let us know.
A so-called “refreshment” cleaning service will be provided every day for the duration of your stay in a guest room. For long stays, we will change bed linen and towels at your request.
As for the cottage, the beds will already be made for your arrival. You will leave the premises after having tidied up the cottage (emptied dishwasher, tidy dishes, etc.), cleaning will be carried out by us from your departure.

We ask you to respect the peaceful character of the place and the maximum reception capacity for both the rooms and the gîte. Only children under 2 years old can be accommodated beyond this capacity.
In the event of non-compliance, Le Moulin de Gémages may decide to terminate the “contract” (confirmation received by email) without any compensation.


Breakfast for guest rooms is provided from 8 am to 10 am in self-service.
Meet at the lodge at 1:00 p.m. for lunch service.
The table d’hôtes is served in the mill at 7:30 p.m. for a unique service – By reservation and from 6 participants.
The gourmet plate is provided at the lodge at 7 p.m.


Our animal friends are not accepted. Thanks for understanding.


You are responsible for all damages. It is strongly advised to take out a holiday-type insurance contract so that you are covered.

For safety and insurance reasons, the course is accessible only to fishermen who have paid their entry fee. For other people, a ballad path has been specially built on the right of the reach

Deposit for the Cottage

For the cottage, a deposit of 400 euros will be required upon arrival. This deposit will be returned in the week following your departure, after deduction of the cost of restoring the premises if damage is observed.
In order to avoid any misunderstanding, we ask you to report to us, as soon as you enter the cottage and no later than the next day, any damage that may have been observed and not caused by you.


We ask that you vacate the accommodation no later than 11:30 a.m. Please close the door behind you and bring us the key.


Payment for the stay can be made by check, bank card, ANCV holiday check, cash and bank transfer.
Tourist taxes are due. They are collected by Le Moulin de Gémages and donated to the Trésor Public. For 2020, they are set per Adult / night at € 0.50 for the guest rooms and € 0.70 for the gîte.
If there are charges, these will be settled with the support of a detailed invoice.

For Bed and Breakfast rooms :

In confirmation of the reservation of a room for a single night, we request the payment of the entire rental of the room upon booking.
The tourist tax can be included in the payment, or paid locally. It is up to you.
For any stay longer than one night, we ask in confirmation of booking, the payment of 50% of the total price of your stay. The balance of the stay will be paid upon arrival, on site.
The tourist tax will also be paid on site.

For the Cottage :

In confirmation of the reservation of the lodging, we ask the payment of 50% of the rental price, then the payment of the balance at the latest 1 week before your arrival in the lodging.
The tourist tax will be paid on site.

The deposit can be made either by bank transfer, check or credit card.
If you cancel less than a week before your arrival, the deposit debited will be acquired without any possibility of refund.

In the event of cancellation on our part, which should not happen, we undertake to reimburse you the deposit, without prejudging any recourse for compensation for any damage suffered.
